The project involved a 12-building property with extensive handrail damage due to corrosion and years of subpar repairs from various contractors. The property’s size and the poor state of the metalwork posed significant challenges, as many of the previous repairs had to be removed before any new work could begin.


Challenge

The primary issue was the poor condition of the handrails across the large, aging property. Over the years, multiple contractors had attempted to fix the metalwork, but their efforts were often temporary patches that didn’t address the root problems. As a result, many of the previous repairs had to be undone, and the damage was more extensive than initially anticipated. The sheer size of the property also made the project logistically challenging, requiring careful coordination between teams to ensure smooth progress.

Solution

DCPS welding crews tackled the issue by taking a comprehensive approach. Instead of applying temporary fixes or patching together old and new sections, they opted to completely replace entire sections of steel where needed. This ensured long-term durability and improved safety. The new steel was expertly welded and polished for a smooth, professional finish. Once the welding work was complete, painting crews immediately followed to recoat the newly restored handrails, providing added protection against future corrosion.


The project followed a structured approach, starting with the identification of all the repair locations. DCPS crews conducted a thorough inspection and produced a detailed photo report, which was shared with both property management and the welding teams. After this, a completion schedule was created and distributed to ensure all parties were aligned. With the photo report and schedule in hand, DCPS crews began restoring the buildings, moving methodically from one to the next. As soon as welding was completed on a building, the painting crews moved in to finish the job. Communication was a key aspect of the project, with DCPS project managers providing weekly updates to the property management team to ensure transparency and smooth progress. Finally, a final punch walk was performed to inspect the work, and the property was turned over to the client with all repairs fully completed.
