Summary

In an effort to stay competitive in an ever-growing multi-family housing market, the community made the financial commitment to renovate all 256-units over a 30-month period.


Challenge

A 30-year-old, 256-unit apartment community needed a renovation to stay relevant in its respective market. The property is situated between Boulder and Denver, with proximity to fine dining, a world-class golf course, and other outdoor attractions.

Solution

Renovate the property to support current rent values, increase capital asset value, and reduce future maintenance costs while providing a better overall customer experience for residents and attracting new residents.


Our team conducted evaluations of the units ranging in size from 744 to 1034 square foot units. DCPS collaborated with ownership to provide a comprehensive construction schedule to meet the customer’s requirements with minimal disruption to residents.

The areas of focus for this unit renovation project were functionality, space utilization and updated design and aesthetics. The improvements included electrical and plumbing fixture upgrades, renovated kitchens and bathrooms, including new appliances, fixtures and flooring.

All products selected were energy efficient. DCPS sourced all needed materials in advance of the project to minimize downtown and developed an efficient construction schedule to complete a single unit within 2 weeks. All materials for the project were purchased or manufactured locally to support green initiatives and local businesses.
