Challenge
A leading property management company needed to revitalize an aging recreational space at a Lakewood, CO apartment complex. The existing 6,325 SF tennis court suffered from surface cracks, worn and failing coatings, and faded striping—creating both safety and aesthetic concerns for residents. The project involved converting the tennis court into a dual-purpose space featuring a new pickleball court and half basketball court, with a durable and visually appealing finish.
Solution
DCPS began the project in Spring 2025, utilizing a durable coating system, well-suited for sport court applications. The project began with mobilization and preparation, which included removing loose and deteriorating coatings and thoroughly power washing the surface to ensure a clean, adhesion-ready substrate. Surface cracks and minor spalls were then patched using specialized filler material, with the understanding that excessive ground movement could eventually cause some cracking to return. Once the repairs were complete, an epoxy primer with a full sand broadcast was applied across the entire court to establish a strong bond for the following layers. Two solid color topcoats were then installed with a slip-resistant additive, using colors selected by the client to align with the property’s aesthetic. Precise striping was added to define the layout of the new pickleball and half basketball courts. To complete the transformation, a dividing fence and gate were installed to separate and secure each play area, and new pickleball nets and basketball hoops were set in place, delivering a fully refreshed and functional recreational space.
Despite minor weather delays, DCPS completed the entire project in just 10 business days. The resurfaced courts now provide a vibrant, multi-use recreational area for residents, significantly enhancing community engagement and property value. Both the client and residents were pleased with the project’s execution, communication, and final outcome—underscoring DCPS’s reliability and expertise in resurfacing and specialty coating systems.
