Summary

Exterior improvements to an 11-story hotel tower, including full building sealant replacement, balcony traffic coatings, and repainting of the metal portico and awnings to address water intrusion and deteriorating finishes.


Challenge

The building’s original sealants were over 20 years old and had begun to fail, allowing water intrusion at several locations on multiple elevations. Guestroom balcony coatings were worn, reducing slip resistance and compromising waterproofing. The painted metal portico at the hotel entrance was also aged, with visible flaking paint that affected the property’s curb appeal. Cold weather conditions and the need to minimize guest disruption added logistical challenges to the project.

Solution

To restore the building’s exterior, DCPS replaced all building, window, and door perimeter sealants. Guestroom balconies were recoated with a waterproof, slip-resistant pedestrian traffic system after successful adhesion testing that ensured durability. Swing stages and boom lifts were used to access all areas externally, avoiding the need to enter guest spaces. The flaking metal portico and awnings were prepped and repainted to enhance the property’s visual appearance.


The project began with the removal of all sealants at construction joints, around windows and doors, and along the building-to-sidewalk perimeters. Then, the joints were mechanically prepped and cleaned to support long-term adhesion. Backer rod was installed where needed to ensure proper sealant depth. After joint preparation and backer rod installation, new sealants were applied and tooled into all joints in compliance with proper joint design. Each location’s sealant removal and replacement was completed within the same day to prevent water intrusion from inclement weather.

Guestroom balcony decks were accessed using swing stages to avoid disruption to occupied rooms, allowing the hotel to keep those guestrooms in service and maintain normal occupancy levels. Adhesion tests were conducted to determine the best preparation method for the new pedestrian traffic coating. Once confirmed, surfaces were gently cleaned and mechanically prepped. A single-coat waterproof and slip-resistant coating system was then applied across all balconies, improving safety and durability.

For the entrance portico, the aging metal roof and awnings were accessed using a boom lift. These surfaces were prepped by removing flaking paint and priming as needed, then repainted using a high-performance coating.

To complete the job efficiently and safely, DCPS developed a comprehensive swing stage drop plan to cover the full building exterior in sequential passes, minimizing downtime and avoiding the need to revisit sections. The team also worked with the client’s engineer to inspect and certify roof anchors that had not been used since the building’s original construction, ensuring full safety compliance for all suspended access work.

The completed work gave the property a watertight, visually refreshed exterior that supports long-term durability and enhances guest perception.
