Challenge
The primary challenge involved executing a large-scale exterior restoration while the retail plaza, anchored by a large grocery store, remained fully operational. High vehicle and pedestrian traffic, combined with the need to maneuver lifts in an active parking lot, required precise coordination. Maintaining safe access for customers and minimizing disruption to business operations demanded a tightly controlled workflow and clear communication with each tenant.
Solution
DCPS collaborated closely with the property manager and store tenants to design a detailed sequencing plan that aligned work zones with business patterns. By isolating specific areas one at a time, we ensured lifts could safely access the building without interrupting customer flow. Strategic barricading and controlled traffic zones protected vehicles from paint overspray and allowed our team to work efficiently while maintaining a safe, accessible commercial environment.
Our team began by working with the property manager to establish a comprehensive project schedule, outlining work areas and parking restrictions in advance. Prior to mobilizing lifts, we evaluated traffic patterns within the plaza to reduce disruption and determine the safest sequencing plan. The project started with thorough stucco repairs to restore surface integrity and prepare the building for sealing and painting. Once repairs were complete, we applied new coatings to all stucco surfaces and painted metal gutters, trim, flashing, light poles, benches, and railings. Boom lifts were used to safely access elevated areas throughout the property. Throughout the project, we managed traffic flow by adjusting work timing around peak business hours and maintaining clearly marked safety zones. After completing the restoration, we conducted a final walkthrough with the property manager to confirm all work met expectations and resolve any remaining details.
