The project began with the removal of existing asphalt in the parking lot. The DCPS team regraded and compacted the soil, then installed a new concrete chase drain before repaving the surface to improve drainage.
On upper-level terraces, pavers were removed to clean drainage mats and inspect the waterproofing system. Water testing was performed at multiple exterior doors, and repairs were made following engineering recommendations.
To meet the current rooftop access standards, new safety tie-backs were installed. Then, two material hoists facilitated the removal of the existing double-ballast roof, making way for the installation of a new tapered TPO roofing system with perimeter flashing.
Throughout the project, a phased approach limited parking disruptions and ensured tenant safety and access at all times. The end result provides long-term drainage and roofing improvements while enhancing the safety and functionality of this Denver multi-family building.
