To begin Phase 1 of the project, the DCPS team completely removed the existing tile roofing system down to the decking. Each roof deck was thoroughly inspected to identify and address any hidden structural issues. Once cleared, a new underlayment was installed, and ice and water shield was applied for enhanced protection. Battens were then added to prepare for tile installation.
Tile materials were loaded onto the rooftops, and the DCPS team completed installation promptly, ensuring compliance with all regulations. City inspections were conducted at both the midpoint and final stages of the project to confirm that the work met quality and code standards.
Phase 1 was completed over the course of 9 weeks. This marks the first step in a four-year, multi-phase project that will ultimately replace the roofing systems across the entire property and deliver long-term protection, enhanced curb appeal, and a more reliable living environment for residents.
