Summary
DCPS completed a full exterior repaint across 20 residential apartment buildings, garages, and a clubhouse for a large, occupied multifamily community. The project modernized the property’s appearance with a complete color update using premium Sherwin-Williams SuperPaint Exterior, enhancing both durability and curb appeal while maintaining smooth operations for residents throughout construction.
Challenge
Access and logistics posed significant challenges for this multistory repainting project. The four-story occupied buildings required careful coordination to ensure resident safety and minimize disruption. Limited access areas, active parking lots, and resident belongings such as vehicles and balcony furniture made scheduling and communication essential for success.
Solution
To safely and efficiently complete the project, DCPS utilized multiple boom lifts (two 65-foot and two 85-foot) and ladders to reach all elevations. The team worked closely with on-site management to communicate daily operations, ensuring residents had ample notice to move vehicles and clear balconies. This proactive communication minimized delays and improved compliance, allowing the team to maintain both safety and schedule integrity.
DCPS began by developing a detailed building-by-building schedule, ensuring all stakeholders and property management were informed of upcoming work to maintain coordination and minimize disruption. Each structure was thoroughly pressure washed to remove dirt, cobwebs, and debris, preparing the surfaces for painting. The team then repaired failed caulking, filled nail holes, and replaced any deteriorated trim with matching materials to restore the building’s integrity. Once surface preparation was complete, an upgraded exterior paint with a 7-year warranty was applied to all previously painted areas, introducing a refreshed, modern color palette. Upon completion, DCPS conducted a final punch walk with the property’s management team to verify quality, address any touch-ups, and confirm full satisfaction with the finished results.
