Summary

Replaced the existing standing seam metal roof with a new 24 GA double lock mechanical system, complete with snow retention, gutters, downspouts, and heat cable replacement to withstand the rigors of mountain weather.


Challenge

The standing seam metal roof at a Keystone, CO condominium building had reached the end of its service life, showing signs of wear and failure common in high-altitude mountain environments. The existing snow retention system was no longer effective, chimney caps were damaged, and the heat cables had stopped protecting against ice dams and buildup. In addition, outdated gutters and downspouts struggled to manage heavy snowfall and spring runoff, creating a risk of water damage, safety issues, and reduced property value.

Solution

DCPS provided a complete upgrade with a 24 GA double lock standing seam roof system built for durability in extreme conditions. We used premium Kynar-coated steel panels for long-lasting color and performance, paired with a fully engineered Rocky Mountain Snow Guards system to safely manage snow and ice. To maximize protection, our team installed a high-temperature ice and water shield beneath the panels, ensuring resistance to leaks and ice dams. We also replaced the damaged chimney caps, installed new heat cables, and integrated heavy-duty gutters and downspouts to channel snowmelt effectively. The result was a roof system that improves both the performance and appearance of the property while standing up to Keystone’s harsh alpine climate.


The roofing project began with full site protection to safeguard the building and residents. DCPS carefully removed the old standing seam roof, snow fence, and damaged components before inspecting the roof deck for needed repairs. Our crews then applied high-grade underlayment, flashings, and installed the new standing seam panels, ensuring all seams were mechanically locked for superior strength and weather resistance. Next, the snow retention system was mounted, followed by the installation of custom chimney caps, replacement heat cables, and color-matched gutters and downspouts to manage runoff. Every step was completed to manufacturer specifications and industry best practices, guaranteeing a long-lasting roofing solution. The project concluded with a full site cleanup and a detailed final inspection, ensuring quality and safety standards were met. Today, the property benefits from a durable, energy-efficient, and attractive roofing system built to handle the challenges of heavy snow, ice, and rapid weather shifts in the Rocky Mountains.
