The property management firm of this 325-unit Parker apartment complex, known for its upscale living and small-town charm, requested DCPS to resurface the pool and replace the damaged steel stair stringers.
The pool portion of the project involved removing deteriorated plaster and tile using pneumatic tools, disposing of debris, cleaning the pool surface with muriatic acid, and applying new plaster. The underwater tile, waterline tile, and accent walls were also replaced. The work was completed within a week, allowing residents to enjoy the updated pool area for the summer season.
The stair stringer repairs were carried out as a separate project from the pool work, focusing on residential buildings with damaged stairs throughout the complex. Phase 1 of the project involved the replacement of 21 steel stair stringers across 7 buildings. First, stair treads were removed as needed to access the deteriorated stringers. Then, the new stringers were fabricated to match the original design, and primed and top-coated with a durable, color-matching industrial coating system. Once installed, the original stair treads were reattached, and all debris was properly disposed of.
