The building owner thoughtfully considered all options. The spot repairs would have been a temporary solution to extend the roof’s life by 24–30 months. While cost-effective in the short term, this approach would delay the inevitable need for a larger investment. A full roof replacement, a long-term solution, but expensive and disruptive. The roof restoration coating, a fluid-applied silicone coating system that extends the roof’s life by 20 years. This sustainable option offered minimal business disruption, reduced environmental impact, and significant cost savings compared to replacement.
DCPS Roofing Division, a trained and certified KARNAK® National Coating Applicator, completed the project in just five days. The process involved three key phases:
The roofing specialists first prepared the aged membrane to achieve an optimal maximum adhesion of the two-part silicone coating system. The crew of 6 applicators began Phase 1 by carefully inspecting the roof system and making required spot repairs to existing deficient seams and seals. The repairs used a 3-course hand application method of repair materials which wholly reinforced any weather weakened membrane areas. This ensured that the entire roof system was now watertight and ready to receive detergent-based power washing of the entire surface. The crew successfully completed the repair and cleaning of the TPO membrane within 18 hours, ensuring the repairs and three-course details had sufficient time to cure and achieve their full waterproofing function.
Phase 2 commenced on the second day with an application of the base coat using a spreader tank. The technology used in the base coat enables the coating to achieve maximum adhesion and its resistance to blistering when applied to weathered TPO, PVC, Hypalon, and EPDM. The crew was able to apply the base coat layer in 10 hours; its curing time effectively took 12 hours before the system’s second finish coat could be applied over its fresh base layer.
The third day marked the start of phase 3, a white, single component, high solids, moisture curing silicone coating that produces a durable elastic coating with exceptional weathering and water resistance characteristics was applied.
Due to the owner’s decision to install the 20-year warranty coating system, two topcoat layers of silicone would be applied atop the base coat, taking two full days to cure. Next, yellow rubber safety granules were applied, creating slip resistance clearly defined pathways, ensuring enhanced safety access to mechanical RTU components during their annual service.The crew completed the aged roof membrane’s restoration in just five days – delivering the solution at one-third the cost of a far more business disruptive reroofing project. While not all roofs are suitable candidates for restoration, a silicone roof coating can be a cost-effective solution worth considering for those working within budget constraints.
