Challenge

A student housing apartment complex in Boulder needed to improve its safety and appearance. The client sought a fresh and modern look for three buildings, including all siding, trim, fascias, soffits, railings, hand railings, and the community trash enclosure. At the same time, compromised balconies presented structural and waterproofing concerns that posed potential safety risks.

Solution

To modernize the property, the DCPS team carried out a comprehensive repainting to refresh the buildings’ exteriors. For the aging balconies, DCPS collaborated with an engineering team to identify a suitable replacement waterproofing system and oversaw all structural repairs. Careful coordination with subcontractors, vendors, and inspectors ensured that both visual upgrades and safety improvements met quality and compliance standards.


DCPS began with a thorough assessment of the student housing complex, identifying all surfaces requiring painting. We collaborated closely with the client to select a color scheme that would modernize and freshen the buildings’ appearance. Our team meticulously coordinated the painting schedule around the students’ summer activities, ensuring minimal disruption.

We employed techniques suited to the local climate, particularly focusing on temperature and flash drying to achieve the best results. The new color scheme and freshly painted surfaces significantly enhanced the student housing complex’s appearance, aligning with the client’s vision.

The balcony repair work started with concrete demolition to reveal the underlying structure. On a steep, challenging site, the DCPS team used an 85-foot lift placed near a storm drain to access balconies safely. All debris was cleared, the waterproofing plan was finalized in coordination with engineers, and all required inspections were successfully managed.

Once the surfaces were properly prepared, the new waterproofing system was applied to protect the balconies from moisture intrusion and extend their lifespan. Following the waterproofing installation, new concrete was poured to restore the balcony surfaces Throughout the project, DCPS coordinated all necessary inspections, including those performed by an engineering team and municipal authorities. This involved detailed documentation and communication to ensure compliance with building codes and permit conditions, including a specialized floodplain permit. The project was completed on time and met all of the client’s expectations.
