Challenge

Midtown on Seneca, a 176-unit multifamily community located approximately five miles from the University of Arizona, sought to improve its exterior appearance and increase marketability to prospective student renters. Years of weather exposure had resulted in deteriorated stucco surfaces, faded paint, and localized termite damage that required structural repair. Because the project was located outside of DCPS’s primary Colorado service area, successful execution required mobilizing labor, equipment, and project management resources across state lines while maintaining quality standards, schedule adherence, and consistent communication throughout the project.

Solution

DCPS deployed two dedicated crews from Colorado to Tucson to complete the project, providing experienced W-2 employees and on-site supervision throughout construction. By coordinating crew housing, transportation, material logistics, and project oversight, DCPS delivered a seamless out-of-state project experience while maintaining the same quality and accountability clients expect from local projects. The team completed exterior stucco repairs, repaired termite-damaged building components, and applied a fresh exterior paint system designed to modernize the property’s appearance and improve curb appeal. The updated exterior helped support the owner’s goal of repositioning the community to attract a stronger student housing demographic and enhance long-term asset value.
Prior to mobilization, DCPS developed a comprehensive project plan that included labor deployment, housing accommodations, material procurement, and site logistics. Two Colorado-based crews were mobilized and housed locally throughout the duration of the project, allowing the team to maintain consistent production and quality control.
