Summary

DCPS completed a broad package of asphalt, concrete, drainage, and landscape improvements at a Broomfield, Colorado P-8 School. The three-week project included concrete curb and gutter replacement, drain pan work, sidewalk flatwork, concrete joint sealing and grinding, basketball court resurfacing, partial parking lot mill and overlay, complete crack sealing and striping, and installation of a new landscaped walking path. The project brought together DCPS Asphalt & Concrete, Waterproofing, and Landscaping teams to deliver the different scopes through one coordinated schedule.

Challenge

The primary challenge was completing a wide range of interdependent improvements within a three-week summer construction window.

Several scopes had to be performed in a specific order. Concrete curb and gutter work needed to be completed before adjoining asphalt areas could be repaired. Sidewalk, drainage, control joint sealant repairs, paving, striping, and landscaping work also had to be coordinated so one operation did not interfere with another.

With multiple divisions and crews working throughout the property, DCPS needed to carefully manage staging, site access, material deliveries, and work areas while maintaining a safe and organized school campus.

Solution

DCPS developed an accelerated, phased schedule that prioritized the work affecting later stages of the project. Concrete crews mobilized first to complete the curb, gutter, and drain pan areas that connected directly to the planned asphalt repairs.

As those critical areas were completed, additional crews progressed through sidewalk flatwork, control joint repairs, pavement rehabilitation, crack sealing, striping, and landscape improvements.

DCPS’s Waterproofing & Concrete Restoration team repaired approximately 2,000 linear feet of horizontal control joints, replacing deteriorated sealant to restore the joints and help protect the surrounding concrete from moisture intrusion.

At peak production, three crews worked at the property simultaneously. Coordination between the Asphalt & Concrete, Waterproofing & Concrete Restoration, and Landscaping teams reduced handoffs between contractors and allowed the project to continue moving efficiently within the limited summer schedule.

The project began with removal and replacement of designated concrete curb, gutter, and drain pan areas. These elements were prioritized because the planned asphalt repairs needed to tie directly into the completed concrete edges.

Crews then progressed to the sidewalk and concrete flatwork portions of the project. As part of this phase, the Waterproofing & Concrete Restoration team completed approximately 2,000 linear feet of horizontal control joint sealant repairs. The work addressed deteriorated joints and restored the seal between adjoining concrete sections to help limit moisture intrusion and continued deterioration. Concrete grinding was also completed in designated areas to address uneven surfaces.

The asphalt scope included milling and overlaying the basketball court as well as selected portions of the parking lot. Remaining pavement areas received a complete crack-sealing treatment, followed by new striping to restore parking and traffic markings.

DCPS also installed a new landscaped walking path using a polymer-set pea gravel surface. The Landscaping team coordinated this work with the surrounding site improvements so the new path integrated with the completed pavement and concrete areas.

Through phased mobilization, simultaneous crew activity, and collaboration across three DCPS divisions, the team completed a complex package of campus improvements within the three-week summer schedule.
