Summary

DCPS performed a pavement preservation treatment using an environmentally responsible asphalt rejuvenator to restore binder oils and extend the life of the existing asphalt surface as an alternative to traditional sealcoating.

Challenge

The asphalt pavement at the property was beginning to show early signs of oxidation and surface aging but remained structurally sound. Ownership wanted to take a proactive approach to pavement maintenance that would extend the life of the asphalt while avoiding the environmental concerns associated with traditional sealcoat applications. The solution also needed to minimize disruption to tenants and maintain safe access to the property throughout the work.

Solution

DCPS recommended applying an asphalt rejuvenator as the first preservation treatment rather than a conventional sealcoat. Unlike surface coatings, the rejuvenator penetrates the asphalt and restores the essential oils lost through oxidation. This process helps maintain pavement flexibility, slows the aging process, and improves the appearance of the surface. The treatment provided the ownership group with a more environmentally responsible maintenance option while supporting a long-term pavement preservation strategy.

The project began with a site evaluation to confirm that the pavement condition was suitable for rejuvenator treatment. Once approved, the asphalt surface was thoroughly cleaned to remove debris and ensure proper product penetration. The rejuvenator was then applied uniformly using calibrated spray equipment to achieve the manufacturer’s recommended coverage rates.

As the material penetrated the asphalt matrix, it helped restore lost binder oils and rebalance the pavement’s internal structure. DCPS carefully coordinated the work to maintain tenant access and minimize disruption to daily operations. After the application cured, the pavement was reopened to normal traffic. The completed treatment refreshed the pavement’s appearance while supporting a proactive maintenance approach designed to extend the life of the asphalt surface.
